NEDERLAND - You know the building—the OTHER big one on Big Springs Drive (#80, to be exact), and you probably know that it is a home for small businesses in Nederland.

It’s been there since early 2014, planned originally as a warehouse for Steve Karowe’s wholesale basket business. But shortly after it was built, Karowe had an epiphany.

There were many fledgling businesses, and potential businesses, in town that needed office space. This was the opportunity they needed, and Karowe was there to provide a full range of possibilities for them.

The building, planned from the beginning to be environmentally friendly, holds 22 office spaces for lease. Years ahead of its time, the building features 100% LED motion-sensing lighting, R64 insulation, skylights, and low-flow water fixtures. It is powered entirely by solar energy from a dedicated solar farm.

The offices now hold what Karowe calls “a diverse mix of local businesses, such as Hub Ned, Clinica, Accounting Specialties, Wild Bear, and various holistic practitioners, including psychotherapists, herbalists, and an acupuncturist.”

Offices range in size from 180 to 2000 square feet; rents start at $480 per month. The rent is all-inclusive, comprising utilities, gigabit fiber internet, and common area maintenance. Leases run for six months, although some spaces are available on a month-to-month basis with a small surcharge.

Karowe adds, “For those needing short-term space, we also offer conference rooms and day offices available to rent by the hour or day.” Right now, there are three vacancies in the building.

Unlike most buildings in Ned, 80 Big Springs “is equipped with a backup generator, ensuring uninterrupted power and fiber-optic internet even during town-wide outages. At 80 Big Springs, your business stays up and running no matter what.”

Karowe is proud of the fact that his business is committed to serving the office and professional needs of the area, and providing a reliable—and sustainable—work space for local businesses and professionals.
