PEAK TO PEAK - Alexandra Spencer Armitage, owner of Home on the Range Real Estate LLC, told The Mountain-Ear that she was “destined to be a Realtor.” And that’s what she’s done for 26 years in the Peak to Peak area.
But before that, she spent 13 years as a kindergarten teacher in Nederland—although even then she was building homes during summer vacation. At one point, she said, “I really thought they’d bury me in Kindergarten, I loved it so much.” But her first grade teaching partner, Bette Kirby, knowing Armitage well, supported her as she studied for her real estate exam.
Home on the Range sells mountain properties and represents buyers, mainly in what Armitage calls “the Nederland Mountain Community.” She loves being a buyers’ broker because “it involves me getting to know my buyers well enough to learn exactly what their needs are, and share the excitement of finding their new home.”
An “old-school broker,” focusing on communication and personal service, Armitage prides herself on the extensive work she does to make buying a home as smooth as possible, facilitating the relationship between buyer and lender, assisting with the title company, connecting the buyer with a home inspector and appraiser. “I am also able to negotiate for your best interests.”
She adds, “I've built thirty homes, so I am familiar with Boulder and Gilpin County Regulations….In mountain real estate, it is especially important to be fully represented as requirements for septic, well and access are mandated by the County as a property transfers ownership.”
Further emphasizing her “old school” approach, Armitage stresses, “I’m pleased to report that social media is not necessary to buy and sell homes. Our community is so special and unique, often word of mouth gets the job done.”
Reminiscing, she notes that “Over the years, we’ve seen paper, fax, email, internet, and Docusign. I used to drive paper contracts to folks, sit at their kitchen tables and go over contracts, and then take any changes back to the office, fix and reprint, then go back again for signatures. Now, people sign contracts on their phone.”
But, she adds, “I’d prefer to go over the draft contracts with you in person, if you are so inclined.” (“You can sign the final contract on your phone!” she whispers.)
Regarding her somewhat whimsical business name, Armitage tells The Mountain-Ear that “My company name emerged from my daughter, Sandi, as we drove across Idaho toward the Salmon River. She sang, “Home, Home on the Range.” That was it! I became the Homeranger.”
